PRE-SHOOT CHECKLIST

Almost every buyer meets your listing on a screen first. An hour of prep before we arrive is the cheapest thing you can do to make that first meeting count — and it shows up in every single frame.

BEFORE WE START

WHO DOES WHAT

What we handle

We light the home, shoot it, edit every frame and deliver it MLS-ready and sized for socials. If something small is in the wrong place we'll nudge it.

What we don't

We don't stage, move furniture or handle anyone's personal belongings. Your agent is the right person for staging advice — most of them are very good at it.

THE CHECKLIST

WORK THROUGH THESE SIX

Nothing here takes long on its own. Together they’re the difference between a listing that photographs well and one that photographs like someone still lives there.

Outside

  • Cars out of the driveway — and off the street in front of the house if you can
  • Trash and recycling bins in the garage or out of frame
  • Grass cut and edged, weeds pulled
  • Sweep or hose down the driveway, walkways, deck and patio
  • Set the outdoor furniture the way you'd actually use it
  • No sign of pets in the yard

Kitchen and bathrooms

  • Counters clear — three items at most, nothing personal
  • Strip the refrigerator: magnets, calendars, schedules, photos
  • Showers and tubs completely empty
  • Towels folded or hung neatly
  • Toilet lids down
  • Floor mats and small rugs taken up

Bedrooms and living spaces

  • Beds made, floors clear
  • Nightstands cleared off
  • Bookshelves thinned to a few pieces per shelf
  • Cords tucked away — lamps, chargers, computers
  • Home office cleared and loose paper boxed
  • Don't hide anything under the bed. A wide lens sees under there

Pets

  • Crate them in a room we're not shooting, or take them out for the hour
  • Bowls, litter boxes and crates put away

Privacy

  • Take down family photographs
  • Remove children's names from bedroom walls and doors

The last five minutes

  • Every blind and curtain open
  • Every light on
  • Every ceiling fan off
  • Windows and mirrors wiped — smudges show up
  • Burnt-out bulbs replaced (do this the day before, not while we're parking)

Agents: the one-page version is the one that actually gets followed. Leave it on the counter a few days ahead of the shoot.
